The restriction-to-revenue translation

Every restriction in the channel manager is a revenue trade-off. Closing a rate plan loses some bookings; restricting LOS shifts the mix of bookings you receive. The practitioner-level skill is being able to translate "I closed the BAR-LOS 2 restriction on Saturday" into "I expect roughly +€12k of incremental revenue across the weekend, minus €4k of displaced single-night demand, net +€8k."

The translation formula

For every restriction change, the math has four parts: (1) the demand it captures that you would have lost, (2) the demand it eliminates that you would have served, (3) the rate impact on each segment, (4) the cost of execution (none for a calendar change, real for a channel-shutdown that triggers KAM friction).

A BAR-LOS-3 closure on a Friday-Saturday-Sunday weekend at €240 BAR: captures 18 nights of 3-night bookings that would otherwise have been 2-night (gain: 18 × €240 = €4,320 if those bookings convert), eliminates an estimated 12 nights of 1-night and 2-night demand (loss: 12 × €240 weighted = €2,880), no segment-mix shift, no execution cost. Net: roughly +€1,440 over the weekend.

How to know if your numbers are right

You will not know exactly. Forecasting the response to a restriction change is hard and the data is noisy. A practitioner uses three rules of thumb:

The compounding effect

A single restriction change is small money. The compounding effect of 200 well-tuned restriction changes per year across a 90-day rolling calendar is what separates a €4.2M-RevPAR property from a €4.6M-RevPAR property. That €400k gap is the difference between a forgettable year and a year ownership remembers.

The reason most properties leave this on the table is that the translation is uncomfortable — it requires a forecast, a math estimate, and a commitment to a number that may be wrong. Doing it badly is better than not doing it. Doing it badly for 6 months teaches you to do it well.
