Performance analysis of Turkish hotels adopting AI-powered revenue management
Key Findings
Executive Summary
This report analyzes the impact of AI-powered revenue management tools on hotel performance using data collected from 150+ hotels across Turkey in the 2025-2026 period. Findings show that hotels adopting AI achieved significant increases in RevPAR, occupancy, and direct booking rates.
Turkey Hotel Market Overview
Turkey continues to strengthen its position on the world tourism stage with a target of 52 million international tourists in 2026. While destinations like Istanbul, Antalya, Cappadocia, and Bodrum reach record occupancy rates, hoteliers face pressure to modernize their revenue management strategies in an increasingly competitive environment.
AI Revenue Management Adoption Rates
34% of hotels in the study currently use AI-powered pricing tools, while 33% planned to transition by end of 2026. Adoption rate reached 58% in 5-star hotels but remained at 22% for boutique hotels. The biggest barriers cited were technical infrastructure gaps (42%) and trained staff shortages (31%).
RevPAR Performance Comparison
Hotels using AI-powered revenue management achieved 23% higher RevPAR on average compared to non-users. This gap was more pronounced in seasonal fluctuation management: AI-adopting hotels captured 38% higher occupancy during low season. Dynamic pricing algorithms, demand forecasting, and automated rate adjustments were identified as key drivers.
Commission Cost and Channel Distribution
Average OTA commission rate for Turkish hotels was measured at 19.4%. AI-adopting hotels successfully increased direct booking rates from 18% to 41%, reducing their effective commission rate to 14.2%. This transformation represents average annual savings of €52,000 for a 100-room hotel.

This research was conducted by collecting data from 153 hotels across 7 regions in Turkey from January 2025 to February 2026 through online surveys and in-person interviews. Participant distribution: 35% city hotels, 28% resorts, 22% boutique, 15% chain hotels. Data analyzed with 95% confidence interval, ±4.2% margin of error.
